Circular No. 310 – Amended Guidelines on the Pag-IBIG Fund End-User Home Financing Program
This amendments took effect July 2, 2012

Pag-IBIG Home Financing program

A very good news for Pag-IBIG Members.

Here are the highlights of the Home Financing Program.

Adjoining lots or house and lot can now be purchased by a lone borrower not exceeding 1,000sqm (for lot only) provided it is within the same residential area or location.

Lump sum contribution has been enforced and given several considerations
Borrowers can now apply for a housing loan up to P6,000,000.00

Former Pag-ibig housing loan borrowers that were foreclosed, cancelled, bought back due to default, or subjected to dacion en pago, which shall include cases where the borrower is no longer interested to pursue the loan and surrenders the property may now be reconsider and may apply for a new loan under certain conditions

The monthly amortization of the borrower shall not exceed 35% of his gross income for loans amounting to 1,250,00.00 or less and 30% for loans above 1,250,000.00

Co-borrowers not related to principal borrower may now be allowed subject to certain criteria.

The loan-to-appraisal value ratio is up to 90% for loans 1,250,000.00 and below. And 80% for loans over 1,250,000.00

Borrower has now the option to choose as to when the pre-scheduled repricing be implemented in the life of the loan. Choices are every 3, 5, 10, or 15 years.
