Penalty on Unlicensed Real Estate Agents in the Philippines

What is the penalty on violations by unlicensed practitioners?


Under Section 39 of the RA 9646 otherwise known as Real Estate Service Act of 2009, in case the violation is committed by an unlicensed real estate practitioner regarding selling, transfer, mediate, facilitate of real estate properties shall be meted the penalty of a fine not less than two hundred thousand pesos (P200,000) or imprisonment of not less than four (4) years or both such fine and impresonment upon the discretion of the court.

Real estate professionals are the same as your professional engineers, doctors, attorneys and other professions. These professions are regulated by law and any practice without license is strictly prohibited. The Professional Regulatory Board of Real Estate Service (PRBRES), as supervised by Professional Regulations Commission regulates real estate practice.


No more for the colorums agents and unlicensed part time agents, Licensed Professionals are registered in the PRC, has the license ID and most of all are paying taxes.
